HOME TOUR 02 Curated Living For interior stylist and author Kerrie-Ann Jones, transforming her Sutherland Shire home was more than a renovation—it was a true passion project. The result? A curated sanctuary that feels refined and soulful.
SITCHU MAGAZINE Interior stylist and Curated Style author Kerrie-Ann Jones has built a career transforming homes into breathtaking spaces. So when it came time to reimagine her own home in Sydney’s Sutherland Shire, it wasn’t just a project—it was deeply personal. Kerrie-Ann admits that although the fourbedroom property she shares with her husband Andrew and their children Poppy and Ari was in “quite a dilapidated state” and needed extensive repairs, she could see its potential from the get-go. Keeping it a family affair, she took on the ambitious renovation as an owner-builder, working alongside her father, Keith Sharpe of Alfords Constructions. “The water views and north-facing aspect had us at hello,” she admits. The brief she gave herself? “I wanted to modernise the home while retaining and restoring the Mid-Century features of the home. I wanted the home to have a warm neutral palette layered with texture.” One of the property’s biggest showstoppers is its intricate palladian floor, which KerrieAnn admits was a true labour of love to bring to life. “It wasn’t easy getting a tiler on board. They had never done it before and didn’t understand what I was trying to achieve. It took six months to find the right person willing to take it on,” she reveals. With her father’s expertise as a sandstone mason, the pair worked closely with the tiler, carefully cutting and shaping each piece of stone. “It took five days to lay out the jigsaw puzzle of stones, another day to grout, and two more days to polish,” she recalls. “Now, I love looking down at all the beautiful stone details—it never gets old.” Curved elements work for both aesthetic and practical purposes throughout the home, while textural richness was a driving force behind the design choices, with Kerrie-Ann layering walnut timber joinery, striking Brazilian quartzite in the kitchen, and Travertine Onyx in the living room. “I love the sedimentary detail in stone,” she says. “The tones work cohesively with the warm neutral scheme, creating depth and warmth.” Kerrie-Ann’s talent for mixing contemporary and vintage pieces shines through in her styling. She designed several standout pieces in the living room, including the sofa, sideboard, and console table. A sculptural coffee table by Dimitri Vargas sits effortlessly next to vintage Afra & Tobia Scarpa Artona chairs, creating an undeniably cool stamp of personality. “When mixing old with new, I like to keep a neutral palette—it ties everything together and creates cohesion.” The home’s palette is anchored in warm neutrals, a colour scheme Kerrie-Ann is naturally drawn to. “It’s easy to work with and always looks beautiful when layered with texture,” she explains. Green accents add depth and harmony, including sage kitchen joinery and olive and forest-green rugs. “The living room introduces additional colour through artwork, injecting character into the space.” As for the major structural changes, the team rejigged the layout to open up the flow, swapping the dining and kitchen to maximise the view and extending the kitchen to be practical with storage. They also knocked down the wall between the two bedrooms and turned it into one large parent retreat with an ensuite. “Having a clear vision provided a north star throughout the project,” she explains. “It kept us on track and true to the plan.” The renovation took place during the challenges of the COVID-19 pandemic, but Kerrie-Ann remained hands-on throughout the process. “We moved in while still renovating, which allowed me to be more involved with the build,” she says. Now complete, the space reflects a curated and soulful approach to elevated family living, with sculptural forms and rich textures taking centre stage. “It’s warm, curated and liveable,” the author muses. As for her favourite space? “Our master ensuite,” she says without hesitation. “The palladian floor is a work of art, and I love how tranquil it feels.” More than anything, the accomplished interiors pro is proud of her determination to bring her vision to life. “Getting through the renovation amidst personal challenges, COVID, and as an owner-builder was no small feat,” she reflects. “But as a family, we love our home and are creating beautiful memories here—I couldn’t be more proud of that.” Curated Style will be available to purchase from April 1st, and is available for pre-order now. FOR THE FOODIES Executive chef Jacob Lee’s impressive culinary career spans the globe, with past appointments in New York and Seoul. Currently leading the kitchen at North Sydney newbie Miji Bar & Grill, he is combining Australia’s top-tier produce with the bold flavours of Japan, crafting a menu that highlights innovation and tradition in equal measure. Here, we chat with him about all things Izakaya... Jacob! Your career has been golden. What have been the highlights? While awards and achievements have been memorable, the most fulfilling moments have been when I received the call that we had earned a Michelin star for the first time as a head chef (Tartine Bakery in New York). It confirmed that the path I had been following was not wrong. Michelin itself may not be the ultimate goal, but it served as a pivotal moment that allowed me to move forward with even greater clarity and confidence in my direction. And now you’re at the newly opened Miji Bar & Grill. What is Miji bringing to the table? Miji aims to create a space where guests can feel both comfort and warmth through our food and atmosphere. We offer a mix of traditional Izakaya dishes along with creative interpretations inspired by Izakaya flavours, ensuring a diverse and exciting dining experience. 5 Minutes with Jacob Lee Executive Chef of Miji Bar & Grill, Sydney Ellen Café & Eatery It is a small cafe, but they do wonderful food - and I’ve heard their chef has had experience working across venues including Tetsuya, Rockpool and Cedrics. Jacob Lee’s Three Favourite Eateries in Sydney 1. 3. For those not in the know, what’s an Izakaya and what makes it stand out? An Izakaya (居酒屋) is a type of Japanese gastropub where people gather to enjoy drinks alongside various small, shareable dishes. It’s a casual dining establishment, similar to a Western pub or a Korean pojangmacha, but with a stronger emphasis on food. How does this recipe reflect what Miji is about? The eggplant dish represents Miji’s approach to food—intuitive and well-balanced. The crispy texture of the batter, the umami depth from the house-made teriyaki sauce, and the touch of aged balsamic vinegar for acidity and subtle sweetness make this dish stand out. 153/18 huntley st alexandria @ellen_cafe Ellen Café & Eatery 2. Cut the eggplant into 7cm x 3cm slices so they’re stick size. Remove the seeds since they can sometimes be quite bitter and can take away from the flavour of the rest of the dish. COOKING Dip the eggplant into the batter and fry at 170°C (338°F) until super crispy. Toss the fried eggplant with teriyaki sauce, ensuring an even coating. Plate the eggplant and garnish it with the aged balsamic drizzle, black sesame for added texture, and your thinly sliced green onion for freshness and colour. Serve. 11 Property maintenance isn’t just an ongoing expense—it’s a strategic investment that safeguards your assets, ensures steady rental income, and enhances the long-term value of your property. Why Property Maintenance is a Smart Investment for Owners 5. Maintain and Increase Property Value A well-maintained property retains its value and may even appreciate over time. Regular upkeep prevents depreciation, helping your investment grow. Properties that are well cared for tend to appreciate more steadily, making them a reliable asset in your portfolio. 6. Sell Faster and for More Money A well-maintained property will give you a competitive edge if you want to sell. Buyers prefer move-in-ready homes, meaning a property in excellent condition will likely sell faster and for a higher price. With rising construction and repair costs, buyers increasingly hesitate to take on major projects. A pristine property makes your listing more appealing. 7. Maintenance: An Investment, Not an Expense Property maintenance isn’t just a recurring cost; it’s a crucial strategy for protecting your assets, ensuring stable rental income, and enhancing the long-term value of your property. By staying on top of repairs and upkeep, you’re not just preserving your current investment but positioning yourself for future success. For expert guidance and tailored maintenance plans, the Belle Property property management team can help you maximise the returns on your investment. SITCHU MAGAZINE Looking for more tips for your property, or thinking about buying or selling your home? Visit belleproperty.com/sell 1. Prevent Expensive Repairs Routine maintenance allows you to address small issues before they become major, expensive problems. For example, clogged gutters can cause water damage, eventually leading to structural repairs. You can avoid costly emergency expenses and maintain a predictable financial outlook by staying on top of minor repairs. 2. Extend the Lifespan of Key Property Elements Major components such as roofs, HVAC systems, and appliances are costly to replace. Regular maintenance helps extend their lifespan, saving you from expensive replacements. Keeping these systems in good working order ensures efficiency and keeps your repair costs manageable. 3. Attract High-Quality Renters The condition of your property directly influences the type of renters you attract. Well-maintained homes appeal to responsible tenants who value a clean, functional space. By addressing maintenance concerns promptly, you build trust and satisfaction with tenants, leading to on-time rent payments, property care, and long-term leases. This stability ensures steady income and better retention rates. 4. Minimise Vacancy Rates Well-maintained properties experience fewer vacancies. Renters in well-kept homes are more likely to stay longer, reducing turnover and the associated costs of finding new tenants. Each day without a renter is a day without income, and the costs of re-letting often surpass the cost of regular maintenance. Keeping your property in top condition ensures it stays occupied and generates income. As a property investor, your real estate portfolio is the cornerstone of your financial growth. However, owning property goes beyond simply collecting rent and regular maintenance is essential. While it may seem like a cost in the short term, it’s a proactive investment that can significantly boost your returns. “Maintaining a property in a habitable condition is key to ensuring it remains a long-term investment,” says Fabian Ekker, head of property management systems & integration at Belle Property. “You can’t just buy and forget about it. Much like your own home, it requires ongoing care and attention.” Fabian also emphasises the importance of preventative maintenance. “It protects the property’s asset value and attracts long-term tenants who want a well-maintained home.” Here are some reasons why prioritising upkeep is critical for protecting your investment and maximising long-term rewards:
