The first quarter of 2021 is by far one of the strongest quarters for sales in our local area on record. We’ve witnessed a chronic shortage of properties listed for sale since the year began. This shortage has seen greater attendance at open houses with buyers being forced to compete over fewer choices. Auction clearance rates achieved well over 80% with some results well over the set reserves. Leading into Easter, prices achieved continued to rise and records were regularly being set for certain streets and for family homes. Freestanding family homes by far continue to be the strongest property type especially if these homes are walking distance to shops, schools, and transport. Villa homes also sell well and quickly with multiple buyer groups that are interested in purchasing this type of property. Then comes duplexes, townhouses and units that typically take a little longer to sell although large 4 to 5 bedroom new or “as new” duplexes still perform quite well. Following the Easter break we have seen a little heat come out of the market with attendance numbers dropping slightly however the market still is performing very well. Rental supply continues to rise, it’s taking longer to lease properties due to tenants taking up the opportunity to purchase a home or staying with family longer to build a deposit.
