2021 finished as one of the strongest years for local property growth. Records were achieved across all suburbs and different property types. Property was still being sold right up until Christmas as buyers scrambled to secure a home before the end of the year. One interesting number is that we went into Christmas 2021 with only 57 properties on the market across the 4 postcodes (2211, 2212, 2213 & 2214) in our local area. At the same time just before Christmas in 2020 there were 67 properties on the local market. So, in summary the shortage of supply of homes has continued and still is the basis where more growth can be expected in the 1st quarter of 2022. The start of 2022 has also seen a smaller number of properties enter the market when compared to previous years. The reason we believe for this is due to the impact of the ongoing COVID pandemic and many people taking longer holidays. We expect that properties will hit the market after Australia Day, and we expect that buyer numbers are still in strong numbers as interest rates are still at historic lows and finance is still relatively easy to obtain. On the rental front we are seeing some movement between tenants as is typical at this time of the year. Supply for rental properties has been stable between 70-80 properties for lease at any time over the last 3 months. With more investors starting to enter the sales market we may see the supply of rental properties start to increase in the 1st quarter of 2022. The beginning of the year is a great time to place your home on the market for sale or for lease as this is typically a time where we have strong buyer and tenant demand.
