With that, the number of new listings has been gradually increasing, listings are expected to continue to climb over October/November with most agencies more than likely having a number of listings which have been delayed due to the construction lockdown and inability to get stylists and photographers through properties until now. What happens next though is tough to predict. The ban on inspections could mean there’s pent-up demand from buyers leading to a buying frenzy similar to the start of the year, which would mean price increases in the short term, however once those buyers have bought and stock levels increase together with the potential APRA changes, this could lead to a normalized market in the not too distant future. Does a bigger team mean a stronger result? This is very often not the case. There is a misconception that a bigger agency means a greater buyer reach. Gone are the days where buyers walk into an office and ask the agent about what properties they have on their books. As an industry we would be lucky if a combined 20% of buyers in any marketplace come from the agencies database. Majority of buyers search for properties online. Some of the smaller agencies have the ability to reach an even greater audience because they are more nimble and creative with their social media strategy. Buyers follow property not agents. It’s less about how big an agency is or how many sales they transact and more about what prices they are achieving for similar types of homes. When comparing agents, compare their results. Every agency now has the same buyer reach, it then comes down to how good the agent is at marketing the property, their strategy, their negotiation skills and ultimately closing the deal for the highest price.
