A Record Result for One of Our Clients 76 Illawarra Road, Hawthorn Local Market Update So far, the first quarter of 2020 has continued to be strong with the number of buyers at open homes still considerably higher than this time last year; additionally prices and clearance rates are currently holding up well at 72.1% across Camberwell, Hawthorn, Hawthorn East & Kew. Of course, there is a lot of talk and concern about the spread of the virus and concerns of what affect this will have not only on our wellbeing, but the property market and the overall economy. The average number of groups attending open homes has dropped approximately 15% from mid-February through to the week of 8th March, however we are unsure how much of this is due to the virus. Owners are certainly not shying away from selling and genuine buyers are certainly not holding back. Most buyers are thinking long-term and are mindful of the low borrowing costs. In the coming weeks if numbers at open homes drop further, agents may start conducting more private viewings and potentially shift to conducting more private auctions/private sales in the shorter term.
