Already low stock levels have been reduced further due to the uncertainty of not knowing exactly when we can physically take people through. This trend is expected to continue over the next few months. On the weekend of the 21st/22nd August, Melbourne had 1,067 auctions scheduled, however most of these auctions were indefinitely postponed or converted to private sale. From the small number of properties auctioned virtually, this resulted in a clearance rate of just 48.6%. By contrast, Sydney, who are allowed to conduct private inspections, achieved a clearance rate of 81.7%. This clearly shows the importance of physical inspections. Some standout results over the last couple of weeks included 90 Power Street, Hawthorn which after only 2 official opens, sold during lockdown $200k+ above expectations via a private auction on zoom. 3 Osborne Court, Hawthorn was another property which sold after only 1 public opening. Multiple offers were submitted on the property, attracting one of the strongest prices ever achieved for a semi-detached beautifully renovated home selling circa $3,500,000, reaching a standout $10,000 per sqm rate.
