It promises to be another roller coaster of a month for the property market - advertised supply levels have normalised and the new listings count in Melbourne are increasing. House prices across the whole of Melbourne have now stalled according to REA, increasing only 0.01 percent over the past two months. As the conditions are becoming increasingly diverse, we are starting to see a shift with some sellers moving away from the traditional Auction method of sale to an Expressions of Interest or Private Sale method. In saying this, the purpose of an auction in this current market is less about having 2-3 buyers competing for a property (which is happening less at present), and more about bringing the sale to a head and having one good buyer to be able to negotiate with and still achieve a great outcome for the owner. The current market is where the agents negotiation can make a big difference to the end result. So make sure you pick wisely, and not necessarily make a decision based on the size of the team or brand (because all agents now have the same buyer reach with the internet), focus more on agents ability to negotiate. This is more important now than ever. As we enter a period of higher interest rates, we are expecting the property market to be resilient. Overall the market prices are still higher than this time last year – a slight short-term pull back was inevitable.
