We will inspect your property three months into all new tenancies and at regular intervals during the year – Maintenance & repairs When the need for repairs arises, we will contact you on the day for permission to proceed using our trusted licensed suppliers or those of your choice. zWe will organise several quotes for you when necessary, and will gladly assist in the supervision of renovations between tenancies, when required – Ongoing recommendations We will proactively review your investment’s performance including recommendations to enhance your rental income. This might include small aesthetic improvements or renovations that will directly translate to a higher weekly rent. By law, we are required to give tenants 60 days’ notice of rent rises, which is why we begin this process early – Timely collection of rent If a tenant is one day late with their rent, they will receive an email from us gently offering a friendly reminder, followed by a phone call if payment is not forthcoming within 24 hours – Pool compliance From 29 April 2015 all properties in NSW with a swimming pool or spa pool cannot be sold or leased without a valid certificate of complianceor relevant occupation certificate. Owners must register their swimming pool or spa pool on the NSW Swimming Pool Register. Once done, local councils and accredited certifiers, registered with the Building Professionals Board can carry out an inspection of the swimming pools.
