Market Update. Spectacular season for selling There has rarely been such a good time to sell property on the Central Coast, and particularly in North Avoca and Avoca Beach. It’s always been high on everyone’s list – the pocket is known for its family- friendly ways, café lifestyle and easy proximity to schools, fine dining and the gorgeous beaches. As interest rates remain at an all-time low and buyers are returning to the market or entering for the first time, demand is far outweighing supply. Covid has created the opportunity for more people to work from home; city dwellers are selling up and looking to live on the coast, enjoying the lifestyle while continuing to work - part time in the city, part time at home. North Avoca & Avoca Beach A prime example of the recent price growth on the Central Coast is a three- bedroom, two-bathroom home on the lagoon at Matong Lane that sold in 2018 for $1,250,000. In May this year, we sold it for $2,050,000, an astounding increase. Another sale, this one made quite recently during lockdown was at The Round Drive in Avoca – the owners were thrilled with a $1,650,000 commitment for a three bedroom/three bathroom home. So many factors are combining to create a ‘perfect storm’ that is driving up sale prices; for homeowners who’ve been waiting for the right time to downsize, this is an excellent time to put their property on the market.
