Property Styling. Property styling of your home creates the kind of impact that few other marketing tools can match; first impressions count, and many buyers are seeing properties exclusively through online portals. Buyers cannot always visualize what to do with interiors. Home staging creates a neutral impression that’s free of distracting personal items and the decor preferences of the current owners. A recent example of the difference styling can make is highlighted by a property we’ve just sold at 37 Easter Parade in North Avoca. Initially, the home was vacant when we took a group of prospective buyers through (see photo above). Buyers were interested, but the highest bid was $1,300,000. Small investment = big impact Taking our advice, the vendor agreed to engage a property stylist; the fee for the staging was $6,000 on settlement. Within 4 weeks, we had identified an entirely new pool of prospective buyers and the home was sold for $1,540,000 – an increase of $240,000 for the vendor. When buying or selling real estate, there is a dollar value arrived at by considering comparable sales in the area, and a perceived value, which is far more subjective – it’s the value the buyer thinks the home is worth. The perceived value is significantly heightened when a home is professionally staged and engages the buyer emotionally.
