Here’s hoping everyone enjoyed some well-deserved time off and was able to catch up with family and friends over the festive break. Of course, after the events and uncertainty of the last couple of years, 2022 brings optimism and a renewed perspective on many fronts. We have talked about the incredible growth of the property market on many occasions in 2021, and as we navigated through the final quarter of the year, we experienced some turbulence which resulted in sale prices adjusting anywhere from 2 to 5 percent. Although this change was a result of several factors over which we had no control, there was a sense that buyers “switched off” and the market slowed a lot sooner than normal.This is not surprising given the tumultuous year that’s now behind us. Now, we’re anticipating a more positive vibe as a fresh new year begins. When comparing sales volume in 2021 to the previous year in Cromer, there was a 19 percent increase in homes coming to the market.This can largely be attributed to many property owners making the decision to leave Sydney for a change of lifestyle, to reduce mortgage debt or to upsize their home.We also conducted an enormous amount of appraisals for residents undertaking significate renovations with total costs over the $1mil mark.The average home is not only adapting to new needs but reshaping the suburb at the same time. If anyone needed further proof of the extraordinary growth the market has experienced in Cromer, they need only compare the average sale price of 2020 with the sales price of 2021 which jumped from $1,747,914 to a staggering $2,370,359 in just a 12 month period. A lot of the clients we represent are people we have met and been advising for months or even years before deciding to sell. It’s not something that happens overnight.Tapping into our thought processes and understanding what can potentially improve your property’s value with the lead up to selling is an important part of the process and we welcome the opportunity to “plant the seed” for future sales success.
