The last 6 months has seen a huge amount of premium sales in the area. With the shift to working from home, what buyers want and where they want to live has changed dramatically in the last 5 years. The demand is now much stronger for the ocean beaches rather than Middle Harbour. With features like views and waterfront access being just as important as the ability to walk to the local village shops like at Freshwater or for Manly with its transport hub and cafes, bars and restaurants. The highest sale for the last 6 months was 31 Pavilion Street Queenscliff for an amazing $21,000,000. Looking at the sales over $8,000,000 from the last 6 months we had just 2 sales in Seaforth which reflects changing buyer demand. In the 2093 postcode there were 6 sales with 4 of those in Clontarf - all 6 have easy access to harbour beaches. In Fairlight there were 3 sales. Two of them were brand new terrace houses in 6 & 6A Clifford Avenue, selling for $8,400,000 and $8,500,000. In Manly there were 5 sales over the $8,000,000 mark with the highest being an older harbourfront home at 30A Addison Road facing Little Manly Beach at $17,500,000. Lastly the 2096 postcode had 5 sales as well. The majority of the big sale prices were for brand new homes such as 15 Tutus Street Balgowlah Heights and 7 Curl Curl Street Curl Curl both selling around $12,000,000 and a record new sale for Balgowlah with a waterfront home selling for $13,750,000 this month.
