Safety & Compliance Verify smoke detectors are installed and working; replace batteries between leases. Ensure all glass meets current legislation. Confirm balcony and stair railings comply with current standards. Check that all blind and curtain cords have safety clips. Ensure the pool safety fence adheres to state legislation. Ensure water efficiency compliance Electrical & Appliance Safety Inspect electrical appliances, power sockets, lights, and switches for safety and proper operation. Confirm all gas appliances have been serviced within the last two years. Security Ensure the property is secure with all locks functioning properly. Verify that all keys (windows, doors, sheds, garages, etc.) are duplicated—one set for tenants and one for property management. Maintenance & Repairs Identify and repair any items if required. Assess the property for hazards. Clear gutters of leaves. Determine if a gardener needs to be organised before tenancy. Advise on property presentation Pool & Outdoor Maintenance Check that pool chemicals are at the correct levels and that pool equipment is working and serviced. Document maintenance instructions. Coordinate pool maintenance if required Organise garden and/or lawn maintenance if required Administrative & Additional Tasks Redirect mail appropriately. Cancel contracts with power suppliers—but keep power on until a tenant is found. Ensure the property is cleaned to a satisfactory standard. Confirm you have the correct insurance policies.
