Market Update 2024 10 With the coldest months now behind us, we are entering one of the most active periods of the year for the rental market. As the weather warms up, there's a noticeable uptick in rental market activity. Sydney sees an influx of individuals moving for employment opportunities and lifestyle improvements, which gradually increases the demand for rental housing. This period also marks the arrival of international students preparing for the new academic year, particularly in late September and October, making the student rental market increasingly competitive. This past Winter was busier than ever for our Property Management team, with activity levels that defied traditional seasonal trends. Typically, tenants hold tight during the colder months, preferring the stability of their current homes. However, this year saw a significant shift, with tenants moving around much more than usual. As a result, throughout Winter we had more available properties than normal. The increased movement among tenants was matched by a rise in investor purchasers, leading to more available properties for rent. This influx of rental options provided some much-needed relief for tenants, as rent rises have slowed, and vacancy rates have slightly increased for the first time in a while.
