Your dedicated Property Manager will conduct regular assessments of your property’s rental value to ensure optimal returns. This includes managing all rental payments and addressing any instances of rental arrears with diligence. Rental Reviews: Your Property Manager continuously monitors the rental market, focusing on comparable properties to ensure your investment remains competitive. An annual review of your property’s rent is conducted in accordance with legislative requirements. Should a rent increase be recommended, you will receive written communication outlining the rationale and recommendations. This process is designed to maximise your rental yield and secure the best possible return on your investment in the current market. Rental Payments: Clients have the flexibility to receive rental income either instantly—directly into their nominated account upon tenant payment—or weekly or monthly starting on the first day of each new month. You will receive an itemised statement detailing all rental income and payments made on your behalf. Additionally, all relevant invoices, such as council and water rates, Body Corporate fees, and Landlord Protection Insurance premiums, will be forwarded to you. An End of Financial Year (EOFY) statement will also be provided to assist with your tax returns. Rental Arrears: Utilising advanced Australian property management technology, our office maintains exceptionally low rent arrears. In the event of arrears, your Property Manager follows a strict four-step process: 1. 3–5 Days in Arrears: The tenant receives a reminder via message or phone call regarding overdue rent. 2. 6–10 Days in Arrears: A second reminder is sent, warning of further action if payment is not received immediately. 3. 15 Days in Arrears: A termination notice for non-payment is issued to the tenant, and the property investor is informed. If payment is made immediately, the notice is withdrawn. 4. Continued Non-Payment: If the rent remains unpaid and the tenant does not vacate by the specified date, an application is submitted to the Sydney NSW Civil and Administrative Tribunal (NCAT) on your behalf.
