Costly cosmetic changes are usually unnecessary as they rarely offer a good return on your investment when you sell. So what can you do to attract buyers? Ensure visual appeal, make sure the property appears well maintained and achieve a ‘homely, welcoming’ feel. Here are some points to consider in order to achieve maximum appeal: Exterior: • Move cars • Move bins • Tidy house, trim all plants, remove weeds and cobwebs, sweep around exit doors • Remove junk mail from letterbox • Close garage doors Interior: • Move any visual tea towels and tissue boxes • Adjust curtains and make them look neat • Towels hanging on racks should not be visible • Do not store items underneath the bed which are going to be visible • Straighten, scatter and puff up the cushions • Remove or hide remote controls • Straighten bed spreads and pillows • Remove toothbrushes from the benches • Tidy kitchen bench tops • Adjust or move chairs • All lights to be in working condition • Switch on all lights, lamps and bar lights • Move visible shampoo bottles from shower recesses • Clear messy fridge doors of magnets, notes and pictures • Remove pool table cover and set table up with balls and cues Pool areas and Patios: • Turn on all water features • Remove Kreepy Krauly and swimming pool cover from the pool and store away • Adjust the outdoor furniture so that the chairs are set up to be inviting • Tidy up all hanging baskets and weeds • Move pet bowls, shoes, brooms and worn mats Todd’sTips on Property Presentation
