The reserve When you set a reserve, the property can’t be sold below this price without your approval. The reserve doesn’t need to be set until just before the auction. Your reserve doesn’t have to be disclosed either. Immediate exchange When the hammer falls, your buyer must sign the contract and pay their deposit then and there. The immediate exchange of contracts safeguards you against loss of contract and sale.
