3 Commercial Insight July 2020 From The Directors Desk As we enter a new Financial Year and we see restrictions ease following the COVID-19 lockdown we are often asked “have you seen anything change in the commercial property market”. Well the answer is a resounding Yes. Immediately upon restrictions being put in place major digital real estate platforms report a decline in online views which resulted in a downturn of property enquiry for as agents. This was the case through April, however we are pleased to report that the stats in May and June paint a different picture. During this more recent period for properties listed by our agency we have seen a 31% increase in online views and a massive 46% more enquiry than we experienced in April. These stats tell us the market in certain sectors is ready to do business and get on with their property decisions. Obviously, this doesn’t apply to all industry groups who continue to experience hardship. To those businesses experiencing difficulties we encourage you to contact our team so we can provide the best advice possible in relation to your property requirements and circumstances. Our agents on the ground in their areas of expertise for both the Southside of Brisbane and Bayside are reporting good business activity. This is being conveyed to them by the tenants and owners of properties they are regularly speaking to in their respective areas. We are also seeing people currently in the market to buy or lease asking our agents if they know of any properties coming up and not yet on the market as they can’t find the right solution right now. This is another great indicator of where the market is heading. We understand that we will at times see the market ebb and flow over the next 6 - 12 month period as the nation and the whole world adjusts to a new way of life as a result of COVID-19, but it is refreshing to hear some positive vibes from our customers and clients. As Directors, we would like to acknowledge the amazing work our Property Management Division has done over the past 3 months. They have been extremely diligent in helping our Landlord Clients and Tenants through some challenging times and in particular having to interpret Government Policy before State based legislation has been enacted.
