NSW - Central Coast Brad Rogers of Commercial Central Coast says current average yields are around 5-6% for bulky goods facilities, 6-7% for retail properties in strip locations, and around 7% for strata offices. In the industrial property market, yields range from 5.5-6.5% for investments leased up to three years, to just under 5.5% for assets with longer lease terms. In what Brad describes as a “tight market”, vacancy rates are at or below 10% for both retail and office space, dipping to less than 5% for industrial properties. Brad says small retail has been resilient on the Coast, especially in the leasingmarket.
