He notes that the lead-up to the holiday season is traditionally a slow period and adds that high interest rates—coupled with the expectation of future rate cuts—are making buyers hesitate. While Tim says median rates per square metre in the industrial market are between $3,500 and $4,300, he has seen transactions where the rate is as low as $2,8000, though this is for older stock. Currently, owner-occupiers in the small manufacturing sector, such as cabinetmakers, tilers, plumbers, benchtop suppliers, and general trades businesses, are driving industrial property demand.
