INSIGHTS SPRING 2018 | 24 NSW | Western Sydney John Surian of Commercial Parrama a says yields on retail assets are typically around 4.0-5.0%, and 4.8% for both industrial and commercial assets. Both yields and prices are expected to remain stable through to the end of 2018. Prime assets are experiencing low to zero vacancy rates. The Parrama a market is supported by low interest rates, rising rentals and several key infrastructure projects including the metro rail system, and the relocation of the Powerhouse Museum. In this environment, John says, “Supply is the main issue. We can sell just about any quality property that becomes available.” Owner occupiers account for around one in three buyers, and SMSFs remain active in Parrama a especially in the $2-3 million price range with a yield of 6.0%. The vast majority (90%) of commercial properties are being sold at auction as opposed to private treaty. Parrama a “ Supply is the main issue.
