Higher interest rates and ongoing affordability constraints are shaping more measured buyer behaviour, with many approaching decisions more cautiously. Across Sydney, this has translated to softer clearance rates, sitting around the high-50% range through March and into April, and a growing sense of selectivity as buyers weigh value more carefully. At the same time, the Upper North Shore continues to demonstrate the underlying resilience that has long defined Sydney’s premium markets. While conditions have shifted, the fundamentals remain strong. Limited supply, established communities and long-term owner-occupier demand continue to support pricing, even as buyers take more time to transact. This depth of underlying strength provides confidence and stability, even in a more considered market. Affordability, however, remains a key theme. Entry-level prices across Sydney are still among the highest in the country, with saving for a deposit taking significantly longer than in other capitals. As a result, we are seeing demand shift subtly, with increased interest in quality apartments and more accessible price points, alongside a greater willingness from buyers to compromise on size or location to secure a foothold. Investor activity is also beginning to stabilise after a period of adjustment. With rental markets remaining relatively tight across Sydney and leasing conditions still competitive, properties that are centrally located continue to attract attention from both investors and tenants. For sellers, this evolving landscape presents a different kind of opportunity. With more choice available to buyers, presentation, pricing and strategy are more important than ever. Homes that are well presented and priced in line with the market are continuing to generate strong interest.
