While the traditional post-holiday listing uplift is beginning to emerge, stock levels are still not keeping pace with the depth of demand, particularly for quality family homes in blue-chip pockets. Nationally, house prices rose 0.8% in January, with Sydney recording a strong 1.0% monthly increase, reinforcing the ongoing strength of buyer activity at the start of the year. Auction conditions have also remained firm, with Ray White’s national clearance rate sitting at 73.7% in January, highlighting that buyers are still competing strongly when the right homes come to market. However, February has brought an important shift, with the Reserve Bank increasing the cash rate by 0.25%. While this may moderate the pace of growth over the coming months, the underlying fundamentals remain intact. With housing shortages still unresolved, any softening is expected to be gradual rather than abrupt, particularly in premium lifestyle suburbs where demand remains deeply entrenched.
