WELCOME TO OUR NINTH EDITION OF ON THE MARKET 2026 Through May 2026, the Upper North Shore market has shifted more clearly into buyer-led territory, with behaviour, not demand, driving outcomes. Pricing remains broadly 4–8% below peak, but we are now seeing early softening in some segments. Borrowing capacity is still down by around 10–15%, with the recent interest rate increase adding further pressure to household budgets and reinforcing a more cautious approach from buyers. Rather than stretching to compete, buyers are taking more time, comparing options and negotiating harder. The recent Federal Budget also placed housing affordability and tax reform back into focus, highlighting the ongoing imbalance between supply and demand across the broader property market. While the measures announced may help ease pressure over time, they are unlikely to create immediate change, meaning confidence and affordability remain key factors influencing buyer behaviour in the current environment. This is creating a more defined split across the market. Well-priced homes in the mid-range continue to generate strong early interest and, in some cases, multiple buyers. In contrast, premium properties or those testing the market are taking longer and seeing more price sensitivity. Stock levels are also beginning to build, giving buyers more choice and removing urgency from the decision-making process. The result is a more technical market. Pricing accuracy, early campaign momentum and buyer alignment are now critical. When these elements are right, properties still transact well. When they’re not, days on market extend quickly. For sellers, the gap between “well-positioned” and “misaligned” has never been clearer. This is a market defined by execution, with our median days on market sitting at just 25 days. The 2026 Federal Budget has introduced some of the most significant changes to residential property investment policy in recent years, fundamentally reshaping negative gearing and capital gains tax treatment for future property investment. While the objective of these reforms is to improve housing affordability and encourage investment into new housing supply, there are widespread concerns around the longer-term impacts these changes will have on investor confidence, rental supply and housing availability, particularly in already undersupplied markets. Importantly, the changes do not alter the current tax treatment of established investment properties acquired before Budget night, with those properties grandfathered until sold. However, established properties acquired after Budget night will be subject to the new rules from 1 July 2027, materially changing the way future investment property decisions, acquisitions and portfolio strategies will need to be approached. FEDERAL BUDGET 2026 Negative gearing Negative gearing allows property investors to reduce the tax they pay personally by claiming investment property losses against their normal income. From 1 July 2027, negative gearing will be limited to new builds. Existing arrangements will remain unchanged for all properties held before Budget night, and investors who purchase new builds will still be able to deduct losses from other income. Investors who buy established housing after Budget night will still be able to deduct losses against residential property income and carry forward unused losses to future years, but they will no longer be able to deduct those losses against other income, such as wages or salary.

While the reforms are intended to improve housing affordability and increase investment in new housing supply, there are significant concerns that a number of unintended market consequences will emerge over time, particularly within already undersupplied rental markets. The rental market is also not a static pool. Australia’s rental demand continues to grow through population growth, migration, workforce mobility and changing household circumstances, while many renters are neither in a financial position to purchase property nor seeking to do so in the near future. These pressures mean the reforms are likely to be felt well beyond investors alone. Capital Gains Tax (CGT) The Budget also changes the way capital gains tax is applied to future investment property sales. Previously, investors who held a property for more than 12 months generally received a 50 per cent discount on the taxable capital gain. From 1 July 2027, the 50 per cent capital gains tax discount will be replaced with a discount based on inflation, alongside a 30 per cent minimum tax on gains. This means investors will generally be taxed on inflation-adjusted gains rather than automatically receiving a flat 50 per cent discount. The CGT reforms will only apply to gains arising after 1 July 2027. Investors purchasing eligible new-build residential property will be able to choose between the existing 50 per cent CGT discount or the new arrangements.
KEY TIPS FOR FIRST HOME BUYERS Get finance early At the moment approvals are taking longer. If you find your dream home, you’ll want to celebrate—not suffer anxiety hoping for your loan to be given the thumbs up. And, most pre-approvals expire within three to six months, so you need to get to it. Research your target suburb/area Once you find an area you like, research the latest median prices, market data and local demographics. Know what is planned for the area — public transport upgrades, planned high rise, new schools. Does it tick your boxes? Make sure the property meets your needs, but be realistic. Can you fit your family in the bedrooms? How far are you from public transport? Is the freeway too close? Is there a beach down the road? What are the growth prospects? If it’s your first house, it doesn’t have to be the ‘dream home’. Start small, buy what you can afford and go from there. Take a long-term view Long term planning is key to home buying in a slow market, and this slump is just getting started. It’s being said that things won’t improve for ages so, move in, renovate, get a pool or a granny flat, whatever; but maybe sit tight. Sell when prices bounce back. On the other hand, if you’ll be flipping the property soonish for profit, see below for some investor strategies. Investing? When investing, look at the big picture. What’s the economy doing and where are we in the property cycle? Select the right market—usually in a capital city—and preferably one that’s bottomed out or growing strong. Then find the right suburb—generally where locals have higher disposable incomes, or where renovation is happening. Examine the last ten years of growth figures to confirm trends. Pick the spot in your chosen suburb close to everything that makes property valuable—transport, lifestyle etc. Finally, pay what you know is a fair price.
