Shelter Real Estate
Market Summary Well it certainly was a colder and seemingly longer Winter period this year, but the exciting news is Spring has finally arrived! With restrictions over the past number of months preventing buyers from physically viewing homes, the number of sales during this period was significantly down on previous years as one would expect. A drastically reduced number of homes available to buyers throughout the year, in conjunction with a number of ‘inactive’ months, has however kept our local prices stable. Our team at Shelter managed to negotiate the successful sale of multiple homes during Stage-4 restrictions without buyers even stepping a foot inside! Whilst demand is certainly still ‘pent-up’ and we envisage this may carry through to Christmas, with private viewings now allowed, we expect the number of homes on the market to steadily increase moving forward, which we have already seen starting to happen. It will be very important for the number of ‘new’ buyers to increase in conjunction with this, otherwise we may find a softening of the market in the coming 6-12 months once the existing buyer pool have secured homes. With this in mind, as Shelter was the highest performing agency in Ashburton & Glen Iris immediately following lockdown 1.0, we are fully prepared and ready to capitalise on another ‘window of opportunity’ for our clients. Should you be considering a move or lifestyle change, we would be thrilled to discuss your needs in confidence. The team at Shelter wish your families and our community the very best for the remainder of 2020.
