THE DEAL: AN UPDATE FROM CONNOR. As the year begins, Perth’s property market continues to demonstrate impressive resilience. Despite broader economic uncertainty, local conditions remain strong, with Perth once again outperforming national trends. Population growth, limited housing supply, and sustained buyer demand continue to underpin momentum across many key suburbs. Notably, Perth’s median house price is now sitting at approximately $940,635, according to Cotality’s latest figures making it the thirdhighest capital city market in the country, behind only Sydney and Brisbane. With continued pressure on supply, some forecasts suggest Perth’s median house price could approach, or even exceed, the $1 million mark by the end of 2026. To put this into perspective, just seven years ago the median house price in Perth sat just under $500,000! Hindsight is a wonderful thing... Interest Rates & Buyer Caution While interest rates have stabilised recently, inflation remains elevated, and there is growing speculation that the RBA may consider further rate increases in 2026. In this environment, financial discipline is crucial, stretching beyond comfortable limits to secure a property can quickly turn a dream purchase into a long-term burden. Careful planning and staying within sustainable borrowing levels remain key. Where to From Here? Sellers: Market conditions continue to favour sellers. Homes that are well-prepared and appeal to most are attracting strong interest and achieving timely results. Buyers: Preparation is essential. Finance preapproval, clear budgets, and the ability to act decisively remain critical, particularly as quality homes are often selling quickly sometimes offmarket or prior to the first home open. Investors: With rental demand high, vacancy rates low, and yields remaining attractive, Perth continues to offer compelling opportunities for strategic, long-term investors across both established and growth areas.
