What a time we’re all having... Covid is still here but seemingly managed, a federal election looms and still the great Palerang property shortage continues. It’s not just a shortage of properties, also in short supply are trades and skilled persons; along with other types of employees - cafes, restaurants, and many small businesses are also reporting staff shortages. Likewise, many of our vendors and property owners are reporting the same when it comes to available trades across our community; if you’re thinking of listing your property, make sure you factor this into your timeline. In regard to property sales, we continue to see strong sales activity, good numbers of qualified buyers and fewer properties joining the market across the region. This scenario has been with us for nearly two years now, interestingly, it sits alongside the Covid era. Many industry practices have had to change due to covid; private inspections and limited numbers being an example, but solicitors and banks have also had to change the way they work. This has only added to the unique and complex nature of selling a property. Selling a house just isn’t a simple thing anymore, pre-sale preparations, marketing, open home inspections and negotiations, building inspections, bank valuations and the legal processes, the list goes on. With that in mind, nearly 25% of our sales are still concluded within 30 days, and 79.5% within 60 days; compared to the regional average of 54 days.
