Routine inspections: why, when and how It could be said that owners love them; tenants don’t. Why do we do routine inspections? Routine inspections are carried out by our office every 17 weeks and we do these to report to our owners any maintenance that needs to be addressed or any recommendations for ongoing improvements. Also during these inspections we check (where possible) that there are no leaks inside cupboards, the toilets don’t leak when flushed and the taps turn off tightly. Tenants have the responsibility to report maintenance, but sometimes a second pair of eyes is needed. We look into any cupboards that back onto to wet areas, and we ensure that lights are in working order. Externally, our visual inspection includes such things as the integrity of fences and gutters along with whether trees are in need of trimming. During these inspections we take photos (if allowed) and we also use the time to engage with the tenant as to their responsibilities. Often times cleaning the carpet nowwill remove any marks and keep it fresh for longer and we point out too if something needs cleaning. We top up hot water systems, wiggle stair rails and stomp on decks. It’s an essential part of our role; come rain, hail or shine.
