Spring has well and truly arrived, and with it a noticeable lift in market activity. Confidence is quietly building as new listings pick up and buyers show they’re ready to compete again. Over the past year, the combined coastal pockets of Palm Beach, Whale Beach and Avalon Beach have continued to see strong results in the top-tier segments, low inventory, and selective buyer demand. In Palm Beach, there were 40 recorded house sales between 1 October 2024 and 1 October 2025, with the highest price circa $24 million. There were 37 sales for the same period in 2023/2024. Whale Beach recorded 11 sales between 1 October 2024 and 1 October 2025, with the highest price being $13,800,000. Conversely, there were only 4 sales for the same period in 2023/2024. In Avalon Beach, the market is more active in volume, but high-end or architecturally distinctive homes still command premiums above local medians. 1 October 2024 to 1 October 2025 recorded 194 sales, with 135 of those being houses. The highest sale price was $15,000,000. The same period for 2023/2024 saw 212 sales, with 163 of those being houses. Across all three suburbs, transactions remain modest in the top tiers, inventory is constrained, and buyer interest is highly selective. The architectural pedigree of properties, views, land, and aspect will often achieve sales results well above the suburb median. Outlook Momentum is building fast. With buyer activity on the rise and homes presenting at their best, many owners find this the season to explore a sale or prepare for a new year launch.
