The resilience of the Upper North Shore property market has again surprised with its ability to weather the storms of uncertainty, COVID outbreaks and lockdowns. While the COVID-dominated year changed everything about how we live, work and play, it showed us how resilient we could be and brought the community together. When we look back on the year that’s been, one thing is for sure – we live in the best part of the world here on the Upper North Shore. We have seen record results, high clearance rates, low stock levels and motivated buyers. In 2021 Ray White Upper North Shore sold over 700 properties at more than $1.8 billion in market value. Our auction strategy ensured our sales team performed well above the Sydney market benchmark with our Average Days on Market staying under 22 days all year, evidence of a strong market and buyer demand. Overall Upper North Shore property prices in 2021 grew by at least 30%. What drove our growth during the COVID lockdown environment was upsizers looking for appealing larger blocks, leafy green spaces and excellent schools our area offers while still being convenient to the city once life went back to ‘normal’. St Ives has most certainly shared in this rapid growth with the median house price growing 27%, now sitting comfortably at $2,750,000. Naturally, like all things, it will not last and what 2022 will offer up is yet to be seen. It is likely that as restrictions are further relaxed and people can move around more freely, available stock will increase. If this is partnered with the proposed increase in interest rates, the market will be a little more balanced and growth will decline. 2021 marked the year that Ray White Upper North Shore achieved a long held goal: being recognised as the Number 1 Ray White office in Australia.
