MARKET COMMENTARY Over the last 12 months, we have experienced the strongest selling conditions we’ve seen in the last 5 years. A severe shortage of stock, changes in living requirements and record low interest rates have driven the market to new heights. Focusing specifically on the strata market, the drastic increase in the median house price has pushed more buyers into apartments, townhouses and villas from an affordability standpoint, which in turn has contributed strongly to the growth we’ve seen in this sector of the market. Looking ahead into 2022, we anticipate a gradual increase in stock levels along with minor changes to retail interest rates (banks started increasing home loan rates in the final quarter of 2021). We don’t predict a major price drop, however we feel this may cause a steadying in prices, creating a more even, transactional marketplace. Throughout 2021, my team and I sold 109 apartments, townhouses and villas across the Upper North Shore and combined with our business, sold 43% of every strata sale in Turramurra, Warrawee and Wahroonga (see graph below).
