East Killara & East Lindfield Market update JANUARY – MARCH 2025 Courtesy of Jessica Cao Ray White Upper North Shore

YOUR LOCAL MARKET UPDATE A Strong Opening Quarter The first quarter of 2025 has delivered a confident and energised start to the Upper North Shore property market. Buyer sentiment has noticeably lifted, fuelled by the Reserve Bank of Australia’s February rate cut and a renewed sense of optimism across the market. From January through to March, activity has remained consistently high, with healthy buyer demand and strong engagement across all segments of the market. Buyer Confidence on the Rise With affordability conditions easing slightly and borrowing capacity improving, we’ve seen an influx of motivated buyers eager to transact. Many properties are attracting competitive interest, with well-priced and well-presented homes selling quickly. Auction clearance rates have improved steadily through the quarter, reflecting growing buyer confidence and an increase in serious, finance-ready purchasers entering the market. Continued Growth in Property Values Nationally, both house and unit values rose 0.2% in February, building on a trend that began in January. Sydney continues to lead as Australia’s most expensive capital city, and the Upper North Shore remains one of its most sought-after regions. Across our local suburbs, we’re seeing consistent price growth, underpinned by strong lifestyle appeal, access to leading schools, and an enduring reputation as a highperforming market. Outlook for the Months Ahead Looking forward, the signs remain encouraging. With inflation moderating and the possibility of further rate cuts later in the year, market conditions are expected to stay positive. We anticipate steady demand throughout autumn and into winter, particularly from buyers hoping to get ahead of the traditionally competitive spring season. For sellers, this means a valuable window of opportunity to take advantage of current momentum. With the year off to a strong start and buyer activity on the rise, 2025 is shaping up to be a great time to sell. If you’re thinking of making a move this year, please get in touch. As the founder of The Village Vet in Killara and Pymble, she has dedicated her career to caring for animals and the people who love them. “It’s about more than healing; it’s about creating lifelong bonds and enhancing the well-being of pets and their families.” Martine’s commitment has made The Village Vet a trusted name in the community. We’re proud to have won the Local Business Awards for Pet Care three years in a row and been named Top 3 Vet Practice of the Year in 2025 (Australia-wide)! As a non-corporate, independent clinic, every decision we make is based on what’s truly best for your pet - not sales targets. Outside the clinic, Martine enjoys time with her husband, two sons, and their pets; Doug, a rescue pug who loves paddleboarding, and Hugo, a senior cat who enjoys the quiet life. More Than a Vet – A Part of Your Community Caring for pets means caring for the people who love them. That’s why we proudly sponsor Ku-ringgai Little Athletics and Lindfield Rugby Club, supporting young athletes (and their four-legged fans!). Martine also visits Killara High School, inspiring the next generation of vets. Looking for a vet who truly cares? Visit The Village Vet today, we’d love to welcome you and your pet.
