Reflecting on 2024, the Upper North Shore market demonstrated relative resilience and experienced what we would consider to be stable conditions throughout the majority of the year. The typical “spring selling season” saw an influx of stock come to market which provided buyers with more choice towards the late part of the year, however with the majority of this stock trading, 2025 has commenced with more typical listing volumes which swings the supply/demand equation to a more balanced level again. First listings for 2025 launched early this year, with a number of campaigns having their first open homes on the 11th January. What we have noticed in the early part of the year is that there is both a combination of left over buyers from 2024 still in the market, coupled with an extra layer of activity from buyers who entered the market in the New Year.
