A record real estate market is far from what was predicted 12 months ago. The first quarter of 2021 has outperformed many others for a variety of reasons. Since January we have seen a surge in buyer interest, a distinct lack of property for sale, never seen high auction clearance rates of up to 90%, record numbers of buyers at open homes and registering for auction – all culminating in sale prices well over expectations. The volume of property on the market is down anywhere from 30% to 50% year on year nationally. The cash rate is at an all-time low and according to RBA predictions, likely to remain at 0.1% for a few years. The competitive nature of banks has pushed interest rates down further, making it more affordable to borrow. More buyers are in the marketplace. Buyers upgrading, first home buyers and those who have been inspired from the pandemic to seek a change in home requirements or indeed a complete lifestyle change due to workplace dynamics altering and the ability to work from home. Ray White Upper North Shore’s performance already for 2021: In February we opened our fourth office in Ku-ring-gai in Roseville which cements our total coverage of the Upper North Shore property arena. Since July 2020, Ray White Upper North Shore has a market leading 41% of all house sales in St Ives and personally I have the leading market share of 21% of all houses sold in St Ives. My personal achievements already for 2021: I was awarded the 2021 Ratemyagent award for St Ives for the second year in a row. This is most satisfying as it is from a third-party, acknowledging I received more reviews from delighted vendors than any other agent in the area.
