WHAT’S HAPPENING IN OUR MARKET? When most sellers and agents look back at 2025, they will probably conclude it was a hard year for selling real estate. These are the facts: 1. Most sellers who sold their homes did not get the price they were hoping for. 2. The number of homes for sale in Pymble, in particular in the last four months of the year, was unusually high, and buyers were spoilt for choice. 3. For most homes that went to auction (if they went to auction at all) at best there were two to three registered bidders. 4. Buyers, above all, have been looking for value over substance and have been far less inclined to pay a premium no matter how good the home. 5. At the time of writing, the Pymble market for 2025 had dropped 2% after five consecutive years of growth*. 6. The median house price for Pymble in 2019 was $2.29m. Today it is $3.7m*. In almost 15 years of selling real estate, this has been the best year I have ever had with 54 homes sold so far for the calendar year and approximately $180,000,000 in sales. The overwhelming majority of sales have been in Pymble. What I have seen in 2025 is a market with a bit in it for everyone. Some homes have sold for stratospheric prices whilst others have been a surprise and sold a lot less than I expected. And there has been a lot of give and take in between. For me the only number that really matters is the number of homes transacting, and that number has been steady in 2025. I have noted a willingness from both buyers and sellers to work together reflecting what is a relatively healthy and balanced market. In direct contrast to what I see as biased, manipulative, self-interested stories from increasingly untrustworthy media outlets about how the market is out of control, I can tell you categorically it’s not. It’s about as balanced as I have seen since I have been selling in Pymble, even if the statistics highlight the market is slightly in favour of buyers. The Pymble market has had such monumental growth over the last 5 years and there has been a significant increase in wealth accumulation for those who have owned a home during that time.
