The second half of the year saw an increase in buyer confidence, severe shortage of stock and record low interest rates, all contributing to an improvement in market conditions and ultimately, many strong and record breaking results throughout the Upper North Shore. As we move into the early part of 2021, we expect to see continued strength in the market, with the supply/demand equation still weighted in favour of sellers and talk of banks further loosening lending criteria to make credit more accessible. A strong trend we have noticed fueling the market is the movement of workplaces out of the office and into the home environment. This has not only meant that many people require an adjustment to their living arrangements (more room for home office/flexible workspace) but also gives flexibility of location where the daily commute is no longer required. We have seen this adaptation bring a newwave of buyers into the market who are no longer so focused on living as close to the city or are looking to upsize for more room. In particular, we’ve noticed an influx of buyers who are moving from the eastern suburbs, lower north shore and inner west who are attracted to the Upper North Shore for its green space, education and convenient rail links for when out of area transport is still required. Throughout 2020, my team and I sold 73 apartments, townhouses and villas across the Upper North Shore and as a business, held 42% share of every strata sale in Turramurra, Wahroonga andWarrawee.
