Word of mouth Don’t underestimate the power of word of mouth. If you like your current tenant, ask them if they know or could recommend someone. Chances are if they were a good tenant, their friend may be too. Presentation of the property Ensuring your property is clean and tidy when prospective renters inspect it is important, however if the property has tenants still living there, you have less control over how well the property will be presented to potential renters. Most tenants will do the right thing and ensure the property is tidy and in a reasonable state for inspections, however overflowing garbage, a smelly bedroom or an unmade bed can have a negative impression on renters.
