REPAIRS AND MAINTENANCE Your lease determines your requirements on repairs / maintenance of the property, however when something is not working you should report the issue to your Asset Manager as soon as possible. If your lease states that this repair / maintenance is at the cost of the Lessor, we need you to report the issue to us and we will endeavour to fix that issue as quickly as possible. If your lease states the repair / maintenance is at the cost of the Lessee, you will be required to have the repair / maintenance carried out by a qualifiied tradesperson. Not with- standing, if it is your responsibility to carry out the works, we still require you to send copies of receipts of the works completed. ESSENTIAL SAFETY SERVICES Throughout your tenancy it is essential you ensure there is clear access to all fire services at all times, report any issues with smoke detectors, fire alarms or any fire services. This is not only for the ongoing safety of the property but also you and your staff. DEFAULT OF LEASE Your lease can be terminated if you fail to make required payments for rent or outgoings on time during your occupation of the property. If rent and outgoings are late or not paid in full, you will be issued with a ‘notice of default’.
