VACATING If you intend to vacate the property at the end of your lease agreement, you will be required to give notice in writing to your Asset Manager in accordance with requirements set out in your lease. Your notice to vacate the property must have the date you wish to vacate and you will need to return the keys on that date. If your lease agreement has expired and is a month to month tenancy, you must give no less than 30 days written notice. Keys for the property must be hand delivered to your Asset Manager. MAKE GOOD It is a condition of your lease that you must ‘Make Good’ the property prior to returning your keys. At the commencement of the lease you were provided with an ‘Ingoing Condition Report’ and subject to the lease, this is the condition the property is to be returned in. Rent and outgoings will be required to be paid until the ‘Make Good’ is completed even if that is after the termination date. If the ‘Make Good’ is not completed to the satisfaction of your Lessor, your bondmonies can be used to complete any repairs. Your ‘Make Good’ requirements are set out in your lease but usually consist of: • Re-painting of walls. • Steam cleaning of carpets or replaced if required. • A thorough clean of amenities. • A thorough clean of the entire building. 014 LJ Hooker Commercial Central Coast PAGE
