COMMUNICATIONWITH YOUR ASSET MANAGER Our preferred method of communication is via email and then by phone when reporting any maintenance issues of the property you are leasing. If you require to meet your Asset Manager, we recommend you call or email to book a convenient time as your Asset Manager may be unavailable if you call in to the office without any notice. CONDITION OF THE PROPERTY DURING THE LEASE It is important to remember that the property you lease is an investment by your Lessor and as such, the property is to be maintained in a tidy and respectable manner at all times as in accordance with your lease. If your lease requires you to maintain the landscaping and / or carparking areas, you are required to keep these areas clean and maintained and used soley for the purpose of car parking, not for rubbish or extra storage space. If the condition of the property during the lease is not maintained it could lead to fines by local council, strata management or a breach of the lease. ROUTINE INSPECTIONS Aroutine inspectionor otherwiseknown as a routine condition report, will be completed annually during the term of your tenancy. Your Asset Manager will book a convenient time with you to briefly inspect the property, taking photos of how the property is being maintained with a copy sent to the Lessor. 09 LJ Hooker Commercial Central Coast PAGE
