Open Houses 2026

These supporting spaces allow the visible living areas to remain calm and uncluttered, ensuring that the architecture itself remains the focus. If the planning adjustments bring new clarity to the house, the material transformation introduces warmth and tactility. The once-pervasive carpet has been replaced with Tuscan Villa timber flooring from Kustom Timber, its natural grain grounding the interiors in durability and warmth. The boards carry subtle tonal variation that changes with the movement of daylight, creating a sense of continuity throughout the house. Walls once finished in flat plasterboard now carry a softly textured paint finish. This delicate surface introduces depth where once there was uniformity, allowing light to travel gently across the walls. Together, these materials create an atmosphere that feels both contemporary and quietly timeless. At the heart of the house lies the kitchen and dining space, the true centre of gravity for family life. Here, large sliding doors dissolve the boundary between interior and garden, opening directly onto the secluded north-facing courtyard. In warmer months the house expands outward, allowing meals and gatherings to spill effortlessly into the garden. In cooler seasons, the courtyard becomes a living backdrop framed by glass, bringing greenery and light into the heart of the home. Strengthening this relationship between indoors and outdoors was central to the architectural vision. Natural stone crazy paving supplied by Eco Outdoor spreads across the courtyard, its irregular geometry softening the architectural edges of the house and creating a relaxed outdoor room beneath open sky. Within the kitchen, material contrasts create a quiet elegance. Honed Grey Aether marble surfaces supplied by G-Lux appear across benchtops and splashbacks, lending the kitchen a sculptural presence. The cool mineral tones of the stone sit comfortably beside warm Prime Oak joinery finished in Woodmatt laminate, forming a palette that feels both contemporary and lasting. Behind the main kitchen zone, the butler’s pantry introduces another rich material layer. Here, Rosso Levanto marble in a honed finish adds dramatic depth and colour, its burgundy veining bringing an unexpected moment of luxury within an otherwise restrained composition. Integrated appliances allow the kitchen to maintain its clean architectural lines. A suite of precision appliances by V-ZUG supports the practical demands of modern living, including the pyrolytic oven, combi steam oven, VacuDrawer, coffee maker, induction cooktop, and an integrated dishwasher. Refrigeration is handled discreetly through integrated Sub-Zero column fridge and freezer units, alongside a concealed Sub-Zero wine storage cabinet within the butler’s pantry. Together, these elements allow the kitchen to function as both a working hub and a refined architectural centrepiece. Lighting adds another layer of quiet theatre to the interior. Above the dining table, a Saucer Bubble pendant by Nelson floats softly within the space, casting diffused light across evening gatherings. Its rounded silhouette complements the restrained geometry of the room while drawing people naturally together. Elsewhere throughout the house, tactile toggle switches by Buster + Punch introduce subtle industrial detailing, reinforcing the careful consideration given to even the smallest design moments. Beyond the kitchen and dining spaces, the original split-level planning reveals its quiet strength. Slightly elevated from the central living spaces, the living room becomes a calm retreat overlooking the garden. This subtle shift in level creates a sense of separation without disconnecting the room from the rest of the house. Here, generous glazing frames views toward greenery outside, while soft drapery filters daylight as it enters the room. The effect is one of quiet intimacy — a place where family life can slow and settle into conversation, reading, or reflection. “Good design often begins not with demolition, but with understanding” 31
