HOME TOUR “We wanted to reinstate the charm of the home’s Federation soul while introducing pops of soft colour and curves, curves, curves.” – Jillian Dinkel ‘‘ O 3 n a quiet street in the beautiful seaside suburb of Manly, along Sydney’s Northern Beaches, an original Federation home needed a little love. Enamoured by what the home once was and the panoramic ocean views, the owners wanted to create a family home that blended the old with modern design touches. With years of experience working in heritage and period homes, Sydney-based interior designer Jillian Dinkel set about reinstating and preserving the character of the house. Focusing on the formal dining and sitting rooms, Jillian masterfully brought the old and new together to create an inviting, design-led space that is oh-so-pretty. “The house was in a state of disrepair, having had many uses and iterations over its lifetime. My client saw this as an opportunity to restore the house to its original glory,” explains Jillian. “Our studio specialises in period homes, and our hallmark is our unique perspective on finding a balance between the old and new. We wanted to reinstate the charm of the home’s Federation soul while introducing pops of soft colour and curves, curves, curves.” The brief was straightforward: reintroduce a sense of grandeur and formality into the two formal rooms – dining and sitting – at the front of the house. It was to be the last remaining piece of the home’s top to bottom renovation. The result is a balance of traditional elements, and modern design, with accents of colour weaved throughout to create the perfect family home. “As nearly blank shells, devoid of some of its period detailing, our client was focused on reinstating these architectural features while injecting a sense of fun and whimsy into these spaces. Colour, bold art choices and large-scale decorative lighting were all welcomed additions,” says Jillian. The first step was to replace or restore the period features of the home. The traditional archway which separates the dining and sitting rooms, complete with the Federation style keystones and wrap-around patterned plaster, reflects the curves of the stainedglass window in the sitting room. The marble fireplace invites people into a space that Jillian had a lot of fun designing with modern custom pieces. “All the soft furnishings were custom-made, from unique upholstery fabrics to the creation of a totally one-of-a-kind traditional rug. So much care and detail went into the creation and specifications of each of these pieces,” explains Jillian. The powder blue walls nod to the home’s seaside location and ocean views. The soft curves and accents of colour in the furnishings and styling combined with the oversized pendants overhead create many moments of visual delight and drama. These bold and stunning pendants are one of Jillian’s favourite ways to inject interest without overwhelming a space. Yet, the piece that Jillian loves most is the custom rug she created with The Rug Establishment.

4 HOME TOUR “The sitting room is a welcoming space that draws you in, inviting you to stay a while. The eye moves around the room from the custom traditional rug’s multitude of soft muted tones that are reflected in the powder blue armchairs to the pink velvet sofa and pops of brass and marble in the room,” Jillian says. In the dining room, Jillian talks about the wallpaper. “The boldly framed Chinoiserie style wallpaper holds court in the formal dining room, letting curved dining chairs and a bold chandelier intertwine in the foreground,” she says. When asked what she loves most about the rooms, Jillian thought of the plays of colour, “I love how the two rooms flow into each other. This equity could be put to good use by homeowners considering purchasing an investment property as one of their financial goals. We explore how to use your home’s equity to fund an investment property. How to Access Equity Calculate available equity Work out the amount of equity available in your property using the estimated market value of your home minus the balance of any loans for property. For example, if your home is worth $800,000 and you owe $450,000, your equity is $350,000. The estimated market value of your home can be determined by comparing recent nearby sales on domain.com.au or by getting a property appraisal. Your local Belle Property, Hockingstuart or ACTON office can provide you with a free estimate. Calculate useable equity Lenders will typically offer 80 per cent of the value of your home – less the debt you still owe against it. This is considered your useable equity. For example, 80 per cent of $800,000 (property value) equals $640,000, minus $450,000 (owing on loan) equals $190,000. You may be able to use this $190,000 as a deposit for an equity loan. Review your loan options Start researching and assessing your home loan options. Do a health check on your current loan, comparing interest rates, fees and features with other lenders. A home equity loan allows homeowners to borrow money against their home equity via several options, including a line of credit, a redraw facility on a variable rate mortgage, or by refinancing a mortgage. If you’ve owned your own home for a significant period (at least a few years) and have been consistently paying your mortgage on time, your lender may offer you the opportunity to refinance your loan at a lower rate. Check with your lender to discuss your options. Calculate the costs for accessing equity The option you choose and the amount of equity you access may result in fees and expenses. Keep Lender’s Morgage Insurance (LMI) in mind and remember that there may be associated fees if you decide to switch lenders. If the usable equity is not enough to cover the entire deposit, stamp duty and settlement costs, you’ll have to make a cash contribution. How to Build Equity Reduce your debt Building equity is about increasing the gap between what you owe and the value of your home. It’s crucial to keep an eye on the property market to ensure your property’s value keeps increasing rather than decreasing as you pay off your loan. Hold onto your property for longer Equity tends to build over time, as you continue paying off your loan and as your property value increases. Although the current rate of property price growth may be slowing in some areas following last year’s record highs there are usually equity gains to be made with each passing year of homeownership. Increase the value of your home Undertaking renovations could boost the value of your home and therefore increase your equity. Things to Consider Loan requirements Even if you have significant equity, it’s not always guaranteed that you can borrow against it. Much like applying for a home loan, lenders will also consider several factors such as income, age, dependents, and any additional debts. Cross-collateralisation The property from which you are taking equity will become additional security for your new loan. This means any decisions you make to one loan or property may impact the other. Professional support Before you decide to use your home equity to fund an investment property, talk to a professional.
