We have welcomed Sharon Burke to our team as Head of Property Management. Sharon brings refreshing enthusiasm to the industry. With profound knowledge and experience backed by over 20 years in the game, Sharon’s focus is on providing outstanding customer service. Our Sales Team has also grown which has led us to expanding our office space. Carlo Coelho joined us in February and most recently we welcomed Emma Guthrie as Sales Executives to the group. MARKET TALK Ben Keevers - As we head into the second half of the year, Perth remains an undersupplied sales market. People are choosing to buy established homes rather than combat the rental market, increasing costs and ongoing delays in the building industry are also seeing people prefer to buy than build. The short supply has also been heavily impacted as sales outpace new listings. To paint a clear picture of just how low stock levels are right now, REIWA figures indicate levels at 29.3% lower than 12 months ago. Despite a number of interest rate rises properties in Perth are being sold with a median time of just two weeks. Home values are climbing and Perth is the strongest-performing capital city in the country so far this year, with prices up 3.07% since January and 4.21% since the same time in 2022. REIWA reports Perth's annual median house price increased 1.5% to $552,000 since the end of 2022. Data remains encouraging with our core markets having seen positive growth in the last 12 months. Based on REIWA latest data ending June 2023, Sorrento has seen a 12.2% sales growth and Marmion sales growth is up 7.5%. Days on market remain low as does stock levels. REIWA data also indicating median selling days (12) and listings (June – 3,947) are the lowest they’ve been since 2013. There’s a clear advantage to selling now, with a massive shortage of stock and demand remaining hot. The new financial year is no better time to refocus on your goals for the future and assess your financial health. an urban sanctuary A walk through Star Swamp offers us a glimpse into what the local area looked like long before the landscape was cleared and urbanisation took over. Bordering busy Marmion Avenue, thousands of people make their daily commute right past Star Swamp without realising the cultural and environmental significance of this beautiful pocket of our coast. SMALL BUT MIGHTY At 96-hectares, this site is a relatively small reserve. What it lacks in size, it makes up for in its high concentration of natural resources. A COLOURFUL PAST Star Swamp has a wonderfully rich and varied past. For our First Nations People, Star Swamp belonged to a network of ancient coastal wetlands extending from the Swan River through to Yanchep. The area was a watering and camping place for Nyoongar people of Mooro Country who migrated to these coastal areas in the warmer months of the year. Star Swamp
In the 1860’s it was a water stop for drovers enroute to Dongara from Fremantle as well as a quarantine station for Indian camels heading to the Goldfields. It was marked as a timber reserve in the 1880’s and marl, a clay-like sediment was quarried from the swamp for use in sealing limestone roads. In WW2 it was a water source for horses from the 10th Light Horse Division of the Australian Army. PROTECTED REAL ESTATE The 1970's saw Star Swamp earmarked for residential development. However in 1985, after years of campaigning by local residents and environmentalists, it was officially protected as a bushland reserve. Since then, the ecosystem has regenerated and flourished, becoming a breeding ground for over 80 species of birds, marsupials, reptiles and insects. Several hundred flora species have been identified in the area and we are lucky to witness the wildflowers in full bloom during Spring. BUSHFIRE DANGERS The proximity of Star Swamp to houses and main roads makes it a precarious spot when bushfires occur. We experienced a stark reminder of this with the bushfires in March of this year. Thankfully, the impact on human life was minimal but up to 6.5 hectares of flora and fauna was sadly destroyed. In the months since the fire, we’ve also witnessed the force of the natural ecosystem as it prolifically regenerates. The exact origin of the name Star Swamp is unclear. It's speculated it came from being represented on maps by an asterisk or star! Swampy fun fact
