Comment From Our Sales Team This financial year has been a fantastic and welcome uptick in the Sydney CBD Real Estate market compared to the previous two years, with the pandemic situation slowly but surely starting to become less of an issue for the property market as time passes. We have seen a significant increase in the number of tenants returning to the city to resume work and life as normal, resulting in more demand for rental properties. This has in turn had a flow on effect to the sales market with rental prices gradually increasing throughout the year back to their normal rate, prompting buyers to get back into the market and purchase investment properties. The owner occupier market has continued its strong upward trajectory, replicating the trend of prior years. The Sydney CBD continues to gain multiple new luxury residential and commercial buildings alongside incredible new infrastructure, to make day to day life more easy and enjoyable. The city offers an unlimited amount of opportunity for people all across the globe to prosper in this beautiful Harbour city. With 2021-22 making for a turbulent year, we are starting to see some new factors creep into the market. The biggest issue on everyone’s forefront is centered around the current interest rate rises. This has resulted in a drop of gross sales throughout the Sydney market by about 30% over the past 6 months. Interestingly, since Covid we have seen an influx in “Executive Ecosystems” offering fully fitted-out offices for a plug and play experience. This model was initially designed for small companies, however there are bigger spaces available for organisations at all levels, providing employee’s with the amenities similar to what a residential tower in the CBD would offer. Finally, there is some serious investment coming into the CBD market. We are excited about the redevelopment of the Circular Quay precinct, including updates to the ferry ports. We believe this will be great addition to the area. This financial year was something we had not experienced before. It was a tale of 2 halves. The lockdown at the start of the financial year created an oversupply of property, driving rental prices to an all-time low. However, the past 6 months the recovery in the market has been excellent, well above any expectations.
