Fencing The boundary fencing is in generally good condition with large areas of new perimeter fencing. The current owners have replaced/repaired over 3 kilometres of fencing in the past 12 months and all gates have been repaired and maintained. Electric fence off-sets to the Berrico Flats are powered by a solar energizer and battery unit. Mains powered energizer units in the dairy and pump house power other electric fences around the property. Water The property has over 2km of river frontage to the Gloucester River, a very reliable source of high quality water - the river is always clear except when flooding. The river stopped running at this farm for one month in December 2019, the first time in living memory and probably the past 100 years. In addition to the river there are 10 dams that provide water right through the dry times. • A 72 Megalitre water licence is being sold with the property. • The mains powered electric pump in pump house is timed to fill the 10,000L concrete tank above 271 each night. This tank gravity feeds to all permanent troughs (except Berrico flats), both houses and garden/yard taps (and domestic supply if required). There are filters on these supplies when used for domestic purposes. There is a mains powered booster pump behind the machinery shed which is used to supply pressure water to the main residence if required, the old dairy, and a trough across the road. • A new 22,500L water tank has been installed on Berrico flats. Water is pumped from river to the tank which in turn supplies the trough with stock water. • There are 7 permanent troughs around the property plus portable troughs in laneway and yards. The water troughs have been recently cleaned and repaired. • Both residences have 22,500L rainwater tanks with pressure pumps. They can also be switched to river water and which is then passed through a filter if required. • The 3 pressure pumps at the machinery shed and the two residences are all interchangeable. • If the pump at the river requires maintenance, a firefighter can be put directly in the river and connected to the tap at the pump house and water can be pumped to the concrete tank manually.
