As we usher in a new financial year, it is

important to reflect on the amazing market

activity we have experienced over the last

12 months.

In November and December last year we saw

a significant change in buying behaviour and

auction results that sent a wave of uncertainty

across the Lower North Shore, and we had to

tread lightly in January to see how the conditions

had changed over the Christmas break.

Auctioning our first property in the third week

of January set the wheels in motion for what

proved to be a strong first half of the year.

With an unexpected second wind this year,

we have seen incredible prices and buyer

engagement in the Lower North Shore that

has not been embodied Sydney wide. The

unprecedented lack of stock has shown

that when there are elements of economic

uncertainty, people want to keep their money

in suburbs that have always shown great capital

growth and held their value, particularly those

within a 10 kilometre radius of the CBD.

In a recent report issued by Domain Group

statistics showed that in the first four months of

2011 5,175 properties were traded on the Lower

North Shore and in 2016 there were only 2,847

properties traded, showing the unbelievable

reduction in stock levels.

As a local owner who may be interested in the

real estate market or if you are considering a

move at some stage, we didn’t want to send you

yet another report with just statistics and figures,

we wanted to show you how we have connected

with our clients and what we did to help them

take advantage of the opportunities in the

market. For most people, selling and buying a

property is a very stressful process and they need

someone to guide them through it with their best

intentions at heart. Enclosed in this booklet are

a number of our recent sales along with how

our clients felt after their experience with
