a lack of quality stock is having a significant effect, resulting in more buyers
competing for fewer homes. there is an exceptional window of opportunity this winter
for sellers to capitalise on this market dynamic before the spring season, when we
traditionally see the largest volume of new stock coming onto the market for the year.
the february and may interest rate cuts provided further confidence, with the
availability of fixed rate loans hovering just above 4% proving very attractive and
fuelling extra demand.
ex-pat enquiry is the strongest we have seen since the gfc. with a favourable
exchange rate for ex-pats real estate is 20% cheaper than it was two years ago and
this is encouraging those living and working overseas to buy their future homes now.
we have had more than 700 enquiries on the 155 middle head development since its
launch in february, and over 1500 enquiries on our sommar development in harbour
street. a significant number of these enquiries have been from local downsizers
returning to our property market following many years on the sidelines after the gfc.
