UPG took over the stalled Central Coast Quarter development overlooking Gosford Boat Harbour from St Hilliers and immediately resumed works on Stage 1, known as The Waterfront, a 25-storey mixed use tower featuring 136 apartments along with a retail and public domain precinct. UPG’s plans for Stage 2 are present being considered by the Department of Planning. This Stage will comprise a Southern Tower of 25-storeys comprising 130 apartments plus ground floor retail and an Eastern Tower of 30-storeys comprising 100 apartments, 150 room hotel and ground floor retail. A central retail pavilion designed to activate the precinct with dining, cafes and retail will be a feature of the precinct. Alceon Group Rumbalara Apartments Gosford Alceon Group is a Sydney-based investment manager specialising in several asset classes including residential property development. Alceon identified Gosford as an investment and property development opportunity and acquired a 2.3-hectare development site overlooking Gosford and Brisbane Waters with plans to develop a $250 million, six-star resort-style master planned estate on Gosford’s highest point. Known as Rumbalara Apartments the Marchese Partners designed and Deicorp built development comprises 188 apartments in 4 boutique buildings with central swimming pool and landscaped gardens. A key feature of this property is its 1,000sqm clubhouse offering luxury amenities including: Onsite concierge, private cinema, Dining Room and private dining suites, Gym , day spa wellness centre, 2 virtual golf simulators, Work from home hot desk spaces, library, billiards room, putting greens and wine cellar and tasting rooms. Developers report that all apartments offered sold off-the-plan or during the construction phase with luxury penthouses selling for $3 - $7 million and 3-bedroom apartments from $1.5 million. Residents moved into their apartments in early 2025. Alceon has entered into a joint venture with the John Singleton Group to develop 16 luxury waterfront apartments at Caroline Bay East Gosford (see earlier). Ace Property Development Group Sydney property developer Ace Property Development Group and builder TQM Design and Construct will commence construction of The Grand, a 19-storey tower in Mann Street, Gosford overlooking Brisbane Water in early 2026 with demolition and site preparation underway in 2025. When complete this development will comprise 123 apartments with private podium pool deck and pool with street level food and beverage outlets. University of Newcastle University of Newcastle Gosford Campus nearing completion (photo taken September 2025) Following the opening of the new Gosford Hospital in 2018, a $248 million investment by the NSW Government, the University of Newcastle established the Central Coast Medical School and Research Institute adjoining the hospital investing $72.5 million. This campus was opened in 2022 and at the same time UON announced that they would build a new campus offering a broad range of business and education subjects. Now nearing completion, construction of this Campus is due for completion by the end of 2025 with students enrolling in the 1st Semester of 2026. The University is investing $68 million in this Campus with contributions from the Australian and NSW Governments. Cornerstone Group Cornerstone Group which builds and operates health hubs in NSW Queensland and ACT is developing a $75 million primary, secondary, and tertiary health hub adjacent to the Gosford Hospital. The 6,600sqm, five-level health hub will cater for the significant growth in healthcare demand in the Gosford area.
