While living at Bellerive

Management in consultation with the Residents Committee will prepare an

annual budget. The Proposed Annual Budget will be presented to all residents,

and you will be asked to approve the Annual Budget before it comes into

effect. The individual Recurrent Charges will be determined based on the

projected costs of operating the village. The majority of the costs are shared

equally between all homes, while some costs are shared based on the size of

your home.

The average Recurrent Charges for the financial year 2016-2017 are $568 per

home per month and are charged in advance by Direct Debit.

Recurrent Charges cover costs including building insurance, government rates,

water rates, maintenance of grounds, buildings, fixtures and fittings provided by

the village owner, including those within your home, provision of community

facilities, management and 24/7 staff on site.

Recurrent Charges also include the repair and maintenance of appliances

provided to you by the owner. This includes the repair and maintenance of

dishwashers, air conditioners, ovens, dryers etc. Hindmarsh Retirement will

replace any of these items if and when required.

Recurrent Charges may be incurred by the resident if the home is unoccupied.

Energy usage and water consumption are charged on a user-pays basis

monthly in arrears.

You can either choose your own telephony and data service provider or use the

village’s default service provider. If you elect to go with an external telephone

and data provider you will have to organise this directly with that provider. You

will usually be required to pay additional connections charges. There are no

connections charges or long term contracts with the village’s telephone and

data provider.

You will also have to organise your own contents insurance.
