WHAT’S HAPPENING IN YOUR MARKET

With the onset of summer, we have seen the heat in the market subside slightly; this could be

attributable to a few factors including the annual slow-down before the festive season, also the

uncertainty about the outcome of the United States Presidential election. President Elect Donald

Trump is inaugurated on January 20th 2017, and the global markets will be watching and reacting to

any major policy changes, if and as they happen.

There are some new listings coming onto the market across all price sectors; however, there seems

to be somewhat of an impasse between what buyers are prepared to pay, as opposed to what sellers

will accept. Properties priced well are still selling quickly, with less competitively priced properties

staying on the market for prolonged periods of time.

Dr Andrew Wilson, Chief Economist for Fairfax, was on the Sunshine Coast recently, and spoke about

the Sunshine Coast property market, forecasting price growth of up to 4%; he believes the booming

prices we experienced during 2007 are a ‘thing of the past’, and that any growth now and into the

future will be more moderate and sustainable.

The lower Australian dollar is a positive for local and international tourism – overseas travel for

Australians is less affordable so domestic holidays are more attractive, and the Noosa/Peregian

region will be on the radar for many. Australia will be cheaper for overseas visitors, so international

tourism should increase in our area. With global uncertainty expected to continue well into the first

quarter of 2017, the Australian dollar could be subject to some volatility.

Certainly, in a high tourist area such as Peregian where many in our local economy depend on the

tourist spend, a continued low Australian dollar is welcome. However, the downside of a lower

Australian dollar is increase in cost of imports, hence exerting inflationary pressures that will impact

on interest rates.

Peregian Village is poised to enjoy a fabulous summer period, with flocks of people from local areas,

interstate and overseas visiting to partake in the wonderful weather, lifestyle, and our spectacular

coastline. Come down to the village on any Sunday and soak up the vibrant ambience; particularly

bustling when the markets are on, it’s a fantastic way to finish the weekend.
